Failover DNS Services ?

A company I work for has an FMS server at a UK carrier ISP (Energis), with an SLA of 99.500%, since they have had the server (which is a Compaq), they have had roughly 8 hours downtime (over 3 years), which included the following problems;

1. A fan in the DL360 PSU failed and shutdown the server, Energis got a little confused and the repair was delayed by a few hours.

2. Update applied in the working day (by myself), but when the server was sent to restart, it never came back up, so Energis has to repair the 2k Server installation (it was a Compaq NIC driver issue)

All other "snippets" of downtimes of around max 5 mins each (patch updates, whenever a critical update comes out) throught the 3x years....

However, one of the clients hosted on this box require a VERY high level of uptime, the latest 5 minute downtime (for a critical update) was a major issue for them..... they are now looking at hosting with someone else (although they wont pay the extra for 99.995% SLA), so, we need to provide an instant failover service ASAP....

What I need, is if the primary server goes down, whether IIS stops responding or an entire network failure, I need to switchover to a failover page on a backup server (which will be hosted on my webhost network).....

I have been looking at DNS providers who provide failover services.... I looked at ZoneEdit, who provide a failover service, just what we are looking for, but the "failure detection time" is 10 minutes... and 5 minutes to switch back, I need an instant switchover and switchback..... even one minute could be a problem (am I hoping too much ??? Failover DNS Services ? )

In essence, I need a list of DNS providers who offer instant failover services.... Thanx !!!!!
