cannot delete but permissions are there?

Hi there. Can someone help me at this please? I'm stumped!

I have an FTP. Running IIS 6 (WS2003 EE SP1)

I have a user account created, all works well.

The particular directory has the full permissions for the user. Cool. I can list/create folders etc... I can rename, download and upload.

IIS has the permissions for this folder to be "written" to as well as read.

Problem is, I cannot seem to delete a folder I created from the user account! I just get "access denied"

wierd thing is, if i use Windows Explorer/IE to log into the account/website, I can delete fine.

If i use another ftp client like WS FTP Pro, I can delete fine.

IF I use ftp in command prompt and DELE folderName, I get access denied

Anyone have any ideas? I am really stumped
